TSC Real Estate has completed its first acquisition for the German special AIF) ‘TSC Ambulante Gesundheitsimmobilien 01’ (TSC Outpatient Healthcare Properties 01), purchasing an established medical centre in Bochum, western Germany. Further acquisitions are under review and will follow shortly.

TSC Real Estate has successfully secured new long-term tenants for all four affected locations following the local insolvency of the former operator Argentum and has concluded long-term leases on behalf of the respective owners.

TSC Real Estate hat einen deutschen Spezial-AIF nach § 284 KAGB aufgelegt. Hierfür stellt eine deutsche Versicherung im Rahmen eines Individualmandats Eigenkapital in Höhe von 100 Millionen Euro zur Verfügung, womit das Fondsvolumen knapp 200 Millionen Euro betragen wird.

Built in 1902, this prestigious property was extended in 2009 and now offers 12 patient rooms and four rooms for surgeries across a total of over 3,500 square metres of lettable space.

TSC Real Estate has negotiated a long-term extension of the existing lease with operator Alloheim on behalf of a Fund for the “Wohnstift auf der Kronenburg” in Dortmund.

The second-generation owner-managed care facility is extending the lease for another seven years until 2049. In addition, investments of almost €1.5 million in the property are planned over the next two years.

The property occupies a central location in Bremerhaven’s Bürgerpark area and comprises 63 single rooms offering specialist care for persons living with dementia.

The property comprises 154 apartments plus 24 day care places in a superb location in the town of Timmendorf, near Lübeck.
