TSC Real Estate finalizes first acquisition for new German special AIF for outpatient healthcare properties

TSC Real Estate has completed its first acquisition for the German special AIF) ‘TSC Ambulante Gesundheitsimmobilien 01’ (TSC Outpatient Healthcare Properties 01), purchasing an established medical centre in Bochum, western Germany. Further acquisitions are under review and will follow shortly.

The acquired medical centre encompasses just under 2,000 m² and is let on a long-term basis to a total of seven doctors and a medical supply store on the ground floor. The majority of the rental space has been completely renovated. It is centrally located directly on a busy main road in Bochum-Wattenscheid and has been established as an outpatient healthcare facility in the area for many years.

The property fits perfectly into the defined fund strategy of generating sustainable and diversified rental income by investing in outpatient medical care properties. In addition, it offers extensive opportunities, including with regard to ESG measures in accordance with Art. 8 SFDR, the implementation of which is also a specific component of the property strategy,” said Berthold Becker, Managing Director of TSC Real Estate.

“In addition to the local market’s favourable economic parameters, other important factors in our decision to purchase this very well-maintained property included its established and integrated micro-location. Last but not least, we appreciate the broad mix of tenants, most of whom have been in the property for a long time and whose activities complement each other and synergize well,” said Maximilian Woiczikowsky, Director of Investment Management of TSC Real Estate.

During the acquisition of the property, the buyer was advised by DLA Piper (legal), Savills (technical & ESG) and neoshare (valuation). Brockhoff acted as broker. The seller was the DGC Group from Bochum, a local developer and portfolio holder for commercial properties in North Rhine-Westphalia.
