TSC Real Estate advised a fund on the acquisition of the Bellevue Eye Clinic in Kiel.

Built in 1902, this prestigious property was extended in 2009 and now offers 12 patient rooms and four rooms for surgeries across a total of over 3,500 square metres of lettable space. The clinic, centrally located in Kiel, plays a dominant role in local healthcare in the field of ophthalmology and offers a comprehensive range of eye treatments and surgeries, from basic corrections to complex surgical procedures.
The property is in good condition and is leased on a long-term basis to a renowned healthcare group operating throughout Europe with more than 20 locations in Germany.
TSC Real Estate acts as the fund’s operating partner and is mandated with long-term transaction consulting, asset and property management, ESG services, technical management, accounting, and administration of the property companies.
“With this established eye clinic in a state capital, we have been able to add a highly attractive and valuable addition to the fund portfolio,” explains Maximilian Woiczikowsky, Director of Investment Management and Authorized Signatory at TSC Real Estate.
“This transaction successfully concludes the investment phase of the fund. Despite a challenging market environment, we have been able to support to make some very attractive investments, particularly in the past two years. This also shows that with a good team, market penetration built up over many years, and the necessary professionalism, success can be achieved even in difficult times. The successor vehicle has already received extensive capital commitments, so we are optimistic that we will be able to announce further transactions in the near future,” said Berthold Becker, Managing Director at TSC Real Estate.
During the acquisition of the property, the buyer was advised by KL Gates (legal), Drees & Sommer (technical), and Savills (valuation). Colliers acted as broker.
