TSC Real Estate has advised a Luxembourg-based fund on the purchase of a care home located in the state of Hessen. The purchase price was approx. €12 million. The property is the retirement home Cura Sana Pflegeheim Weilmünster, a fully in-patient care facility located at Taunusstrasse 31+33, 35789 Weilmünster in the mid-Hessen district of Limburg-Weilburg.
The Cura Sana home comprises two buildings constructed in 2018 on a site area of around 4,176 m². The main building offers 84 care places in single rooms with a total usable residential area of approx. 3,800 m². The second building offers 21 assisted living apartments with a total usable residential area of approx. 866 m².
The property is located within walking distance of shopping amenities, doctors, pharmacies and a bus stop and there are restaurants and a Post Office nearby.
As part of the property acquisition, the business was taken over by Cura Sana, which is equipped to operate all types of residential and care facility in the property, in particular inpatient care, day care, assisted living and intensive care. The lease contract has a term of 25 years.
