Berlin-based TSC Real Estate has advised a Luxembourg fund on the acquisition of a care home located in the federal state of Hessen. The seller is a private investor. The purchase price was approx. €6 million. The property comprises the retirement care home Am Sonnenhang, a fully inpatient care facility with integrated café located at Störmerswiesen 11-15, 34639 Schwarzenborn in the Schwalm-Eder-Kreis district.
The care home was constructed in 2002 and extended in 2015 and has a total usable residential area of around 3,669 m² comprising 64 residential places, all accommodated in single rooms. The property is located on an approx. 20,221 m² site close to the town centre, where the shops, medical practices, pharmacies and banks are located.
As part of the property acquisition, the business was taken over by the Dorea Gruppe, which is equipped to operate all types of residential and care facility in the property, in particular inpatient care, day care, residential groups, assisted living and intensive care. The lease contract has a term of 25 years.
