Berlin-based TSC Real Estate has advised a Luxembourg fund on the acquisition of a care home located in the federal state of Schleswig-Holstein. The purchase price was approx. €11 million. The property comprises the retirement care home Haus Bredstedt, a fully inpatient care facility located at Parkstrasse 5, 25821 Bredstedt in the Landkreis Nordfriesland district.
The home was constructed in phases in the period 1956 – 1976 and comprises three buildings with a total usable residential area of around 5,642 m². Two of the existing buildings are being replaced with a new-build, which will provide the kind of space required in a modern care facility. The new-build will be laid out to accommodate 100 residents, all in single rooms. The 2-storey building with part basement opens up onto extensive parkland. In addition, the central section dating from 1962 will be replaced by an assisted living unit comprising around 24 apartments.
The property is located on an approx. 8,820 m² site and lies adjoining a park with shops, a church and nearby bus stop, which provides good connections to the public transport network.
As part of the property acquisition, the business was taken over by Alloheim Senioren-Residenzen, which is equipped to operate all types of residential and care facility in the property, in particular inpatient and mobile care, day care, residential groups, assisted living and intensive care. The lease contract has a term of 25 years.
