TSC Real Estate has brokered a lease agreement for a vacant area of nearly 370 square metres in Duisburg-North Medical Centre (mzd) as of 1 January 2023 and \u2013 after overseeing and managing the alterations and fit-out \u2013 attained the full occupancy of the property.<\/h6>\n[\/vc_column_text][divider line_type=”No Line” custom_height=”36″ custom_height_tablet=”24″ custom_height_phone=”18″][image_with_animation image_url=”1821″ image_size=”full” animation_type=”entrance” animation=”Fade In” animation_easing=”default” animation_movement_type=”transform_y” hover_animation=”none” alignment=”” border_radius=”none” box_shadow=”none” image_loading=”default” max_width=”100%” max_width_mobile=”default”][vc_column_text]Picture: TSC Real Estate<\/em>[\/vc_column_text][divider line_type=”No Line” custom_height=”36″ custom_height_tablet=”24″ custom_height_phone=”18″][vc_column_text]The new tenant is a leading local operator of speech therapy practices, Covelli Dickerhoff GmbH. Thanks to the long-term agreement with the new tenant the weighted average lease term (WALT) of the healthcare real estate has increased from 7.2 to 7.9 years. In addition to a pharmacy, a hearing aid acoustician, a neurologist, oncology and pneumology practices, as well as a general medical practice and intensive care facility there is now also a speech therapy practice in the building.<\/p>\n

\u201cWith the speech therapist Covelli Dickerhoff TSC Real Estate has found a top tenant in this segment, which perfectly complements the overall offering in the medical centre. The integrated and sustainable concept of the healthcare real estate meets the requirements of both the tenants and users in an outstanding manner and is thus also highly attractive for investors,\u201d says Maximilian Woiczikowsky, Team Leader Investment Management at TSC Real Estate.<\/p>\n

The three-storey building with a total rental space of almost 4,000 square metres is located at Hamborner Altmarkt 20-24 on a plot of land covering approx. 2,450 square metres. It was erected in 1981 as a retail property; it was converted and extensively refurbished in 2012. TSC Real Estate acquired the health centre last year for the \u201c5QRE Healthcare Infrastructure Deutschland 01\u201d fund which was jointly developed with Five Quarters Real Estate, before initiating and accompanying the tenant-specific alterations and fit-out.
